how-to-buy-property-in-thailandnoneWanting to buy a villa or condo in Thailand but not certain as to how this is done. Well here you will find the basic breakdown of what needs to be done and how to buy property or any real estate in Thailand.

Select A Property Agent

Since you will be looking for property in a foreign country you need expert local assistance. The agent knows how to communicate in Thai and they’re familiar with the geographical area. The agent will save you valuable time in selecting and showing you the property in your price range that meets your needs.

Purchasing directly from the developer isn’t going to save you money as compared to buying it from agent. A quality property for sale in Thailand is generally offered at a fixed price by the Seller. The best benefit of using a property agent is that they will act as a liaison between you and the Seller. They will obtain a fair price for you and act on your behalf to represent your best interests throughout the entire process.

Legal Planning

Remember that you are spending part of your life savings to acquire this property and you must carefully plan your steps in the process. You need to know the correct legal process in Thailand for the foreigner to acquire property. Before you sign any deposit agreement or contract, you should sit down with a lawyer or solicitor to discuss the legal process.

The-name-Pattaya-evolveThe name Pattaya evolved from the march of Phraya Tak (later King Taksin) and his army from Ayutthaya to Chanthaburi, which took place before the fall of the former capital to the Burmese invaders in 1767.

When his army arrived at the vicinity of what is now Pattaya, Phraya Tak encountered the troops of a local leader named Nai Klom, who tried to intercept him. When the two met face to face, Nai Klom was impressed by Phraya Tak’s dignified manner and his army’s strict discipline. He surrendered without a fight and joined his forces. The place the armies confronted each other was thereafter known as ‘Thap Phraya’, which means the Army of the Phraya. This later became Pattaya, the name of the wind blowing from the southwest to the northeast at the beginning of the rainy season.

Pattaya remained a small fishing village until the 1960s. Then American servicemen during the Vietnam War began arriving in Pattaya for rest and relaxation. Pattaya developed into a popular beach resort; now greatly expanded, it attracts over 4 million visitors a year. Fishermens’ huts along the beach were replaced by resort hotels and retail stores, including Asia’s largest beachfront shopping mall, the CentralFestival Pattaya Beach Mall and hotel (Hilton) situated on Beach Rd in central Pattaya.

Pattaya City’ used to be a simple small fishing village. It is situated in Naklua Sub district, Banglamoong District in Chonburi. It was about 30 kilometers from the city center of Chonburi. Its physical geography occupied a 3-kilometer-long-lined white coast surrounding in a semi-circle-curved gulf which was included the other 3-kilometer area of Na Jom Tian. With the attractive beautiful glittering sea water and the rhythms of the moving waves crashing into the shore has impressed anyone who came and visited Pattaya. Later in 1956 the government had established Tambon Naklua as Naklua Sanitation District where most people were living outside the area. Until 1964 (47 years ago) Naklua Sanitation Districted had been expanded the area which covered from Naklua to south Pattaya with 22.2 square kilometers of the area.

the-grande-caribbean-condo-resortThe Grande Caribbean Condo Resort in the Thai coastal city of Pattaya recently achieved an 80 percent sales record, although the THB1.6 billion (USD 49.3 million) complex will not open its doors until 2015.

Located on Thappraya Road, owners will be a stone’s throw away from the best attractions and entertainment the city has to offer. Grande Caribbean’s 24-hour public transit will give owners a greater opportunity to explore shops and restaurants as well as Jomtien beach.

The Blue Sky project, which launched in Q2 2012, is composed of four low-rise buildings that reach eight stories and one high-rise building that reaches 30 stories. Each low-rise building is named after different Caribbean islands (Antigua, Barbados, Curacao and Dominic) and the high-rise building has been named The Cruz.

Onsite amenities include a 2,000 sqm pool and a tropical waterfall grotto. The Cruz also functions as a common space with a fitness centre, game room, conference room, library, children’s playroom, theatre and a rainforest garden.

Grande Caribbean is the latest project of Thai-owned private real estate development company Blue Sky. The group aims to give owners a lifestyle that is a step above the 15,000 other condominium units that are launched every year in Pattaya. “We’re not just selling a condo, we’re selling a resort lifestyle experience,” Blue Sky project manager Apichart Gulati said.

Prices start at THB1.89 million (USD 58,405) for a 34.5 sqm one-bedroom unit, which comes fully furnished with high-end electronic brands such as Samsung and American Standard. Each low-rise building includes unique pool access units for between THB3.2 million (USD 98,887) and THB3.5 million (USD108,158), while The Cruz also features select units with 270 degree views of the sea or mountains starting from THB5.3 million (USD 163,782).

The vast majority of owners intend to use their unit as a residence, while approximately 35 percent will use their unit for investment purposes.

The pattaya property is currently broadening and the upward trend is projected to continue over the coming years, according to the 12th version of the “Condo Focus Thailand” report from home developer Raimon Land.

The company anticipates to see strong activity mostly in the inland metropolitan location, which provides certain benefits that compensate for the lack of views or natural beauty. Beachfront locations are likely to see high need from buyers able to manage them, but at the same time Raimon Land forecasts healthy development in the number of developments developed to draw in residents or people with restricted budget plans. Projects on the beachfront will continue to bring in buyers in the luxury and high-end sector, nonetheless the supply will be restricted due to the lack of land offered.

Designers are likely to prefer systems in the rate range in between 1 million baht and 3 million baht to bump into the needs of the progressively affluent domestic workforce. Purchasers are projected to mostly seek one-bedroom devices of around 40 square metres, although the price per square metre is set to increase further. Inland devices without sea-views will sell well thanks to various other advantages like proximity to shopping centres and offices.

In order to avoid the market heating up, condo unit developers in the low and mid-segments could tighten their buying requirements by requesting greater booking costs or deposits, for instance. But with a typical take-up rate of about 50 %, Raimon Land states that this may not happen for a while.

The Boutique Group of Companies, recipient of a winner’s award at the 2012 Thailand Property Awards for the innovative Rain Hill retail development in Bangkok, marked the halfway point for sales of its Treetops Condominium on Pratamnak Hill in Pattaya with a party for area estate agents.

Prab Thakral, managing director of the Boutique Group, welcomed guests to the Treetops sales office next to the Sugar Hut Resort on Thappraya Road May I7.

Treetops Condominium was launched in November last year, offering 252 units split over 12 floors. Floor plans include studio and one-bedroom layouts ranging from 24-69 sq. meters, including comer units with views of Pattaya Bay. Prices start at 1.3 million Baht. All units are fully furnished and amenities include infinity pool, fitness center, barbecue area and security systems.

“The excellent location of the project, located at the highest point of Pratamnak Hill, near the Pattaya Courthouse and Big Buddha Hill and Jomtien Beach, has seen a strong uptake from buyers since the launch of the project and we have also received continuous interests from customers wanting seaside residences at economical prices”, Prab said. To celebrate having already achieved 50% sales in the project, the developers are offering a special promotion with buyers able to select one of five free gifts including an iPad Mini, an iPhone 5, 1-year free maintenance, free transfer fee, or a 1-year Education Visa.
